Glass House in Telluride lists for $25,000,000

In the center of Telluride's iconic canyon and at more than 9,000 feet of elevation, 300 Royer Lane offers breathtaking views of mountains and waterfalls. Looking to the east, you'll find the Ingram and Bridal Veil Falls, the longest waterfalls in Colorado. To the south, you'll see Ballard Mountain; to the southeast, Needle Rock and the Telluride Ski slopes.

Next to National Forest land, on a 3.4-acre lot, there are no obstructions to take away from the scenery. Walking distance from historic downtown Telluride, this contemporary 6-bedroom hideaway is composed of three stacked glass boxes nestled into the canyon's cliffs, blurring the boundaries between the natural and the building environment.

Designed by Efficiency Lab for Architecture and built in 2021, the estate provides a peaceful atmosphere while providing stunning sights from every level. Concrete, marble, steel, timber, and natural materials, like white oak for the staircases and white cedar for the ceilings, provide a balance of textures.

On the ground floor, you'll find a stone pavilion, a mudroom, a garage, a guest bedroom, and a game room. The middle pavilion, designed for open seating and dining, holds common spaces such as the living room and the dining room. Through a pathway, the kitchen leads you to an exterior terrace equipped with a Maine Cedar hot tub, perfect for relaxing or entertaining.

There are guest suites on the first floor while the third floor is reserved for the master bedroom and the other living quarters, offering an unrivaled view of the Bridal Veil Falls with floor-to-ceiling windows. Another room could function as a yoga studio or an office.

For security, there were rockfall and debris flow barriers and avalanche mitigation elements built in. Likewise, a permanent soil retention system and anchors tied into the mountainside created level platforms for the property.
