Studies have shown that summer-specific home features can earn sellers more profit. According to’s research, certain features, such as outdoor showers, barbecues, pools, and spas can incur a 97% price per square foot (PPSF) premium.

Javier Vivas, director of Economic Research at, says, “Buyers love special features that enable them to get the most out of the summer months, and are willing to pay more for a home that has them.”

Location is also a large factor influencing premiums, as they vary by state and region. The best and arguably most important thing when it comes to selling is the description. Be sure to really market your property’s stellar features, the research shows that, for example, in famously frigid Michigan, home listing descriptions using the words “summer days” or “summer fun” resulted in a 36% premium.
