April signals the end of the first quarter and the start of spring. There is no better time to take stock of goals and plans for 2016 to see what needs tweaking and adjusting as necessary. Here is a maintenance checklist to make sure you are prepared for springtime!
Interior
- Check drains and supply time for leaks
- Check bath and kitchen fans operation
- Check caulking around showers, bathtubs, sinks and toilet base
- Check ceilings and windows for evidence of water damage
- Test fire and safety systems, including carbon monoxide detectors
Doors, windows and roof
- Look for loose or missing glazing putty
- Check caulking for deterioration at the opening and joins between dissimilar materials
- Inspect all window and door hardware
Heating and cooling
- Check furnace filters every three months
- Make sure the area around heating and cooling equipment is kept clear
- Lubricate fan and motor bearings
- For boiler systems, check water level and shut-off valve for leaks
Yard
- Check for signs of rodents, bats, termites, roaches, etc.
- Clean window wells and check drainage
- Clean gutters and downspouts
- Inspect all decks, patios, porches, stairs and railing for deterioration
Foundation and Exterior
- Check foundation walls and floors for cracking, heaving, deterioration or efflorescence
- Check grading for proper slope away from the foundation
- Verify basement and crawlspace has no moisture or leaks
- Check all wood surfaces for weathering and paint failure
