Back Bay's Clarendon Provides Boston's Newest $10M Listing

It's been about a month since Boston had a new listing asking more than $10,000,000. Heaven forbid! So along comes Penthouse 3 at the Robert A.M. Stern-designed Clarendon in Back Bay to fill the chasm. It's a 3-BR, 3.5-BA spreading over more than 3,500 square feet and coming with both 10-foot ceilings and 360-degree views of the city and beyond. The penthouse also includes two valeted parking spaces and a $4,567 association fee. It is the Clarendon, after all.

Over the past few years Boston's luxury condo market has continued to grow at a rapid pace. Along with the new construction happening Downtown the market for classic condos in historic buildings is still very strong. The most current mega-listing to come on the market is Penthouse 3 at the Clarendon - listed for almost $11 million.

Although Penthouse 3 has a pretty hefty price tag it does not surpass the current record holder - Unit 1005-1006 at Heritage on the Garden. The 5,000+ sqft 10-room floor through with 67 feet of frontage on the Public Garden sold for $15.4 million which was $400,000 over asking price.

Before the Heritage sale the previous record holder was a Mandarin Oriental penthouse located next to the Prudential on Boylston that sold for $13.2 million in June 2011.

Boston is one of the few cities that old school historical charm and new modern buildings can coexist in harmony - and drive one of the biggest real estate markets in the country.
