5 Things Home Sellers Shouldn't Do

                                       

The housing market is constantly changing.  Avoid these 5 things to help your home sell.

1.Don’t hire the first realtor you meet.  Ask the people you know for referrals.  Different agents are better at selling different types of homes so knowing where they are experienced.  An agent that agrees with you on everything such as overpricing your home is most likely just trying to get your listing and may not have your best interests in mind. 

2.Don’t ignore the market.  Obviously, the housing market impacts how quickly your home sells and at what price.  The market works differently when it’s a seller’s market versus a buyer’s market and has different benefits with each.  In a seller’s market when homes are more expensive, you will do well in selling your home but will have to pay more for your next home, and in a buyer’s market, your home may sell for less but you will get a bargain on your next home.

3.Don’t hide problems with your home.  You have to disclose any major renovations you’ve made to your home or any issues that you have not fixed.  Whether you’ve repaired the foundation or have a leaky roof, you must report it.  If you don’t disclose an issue that you are aware of, the buyer can take legal action against you.

4.Don’t overprice your home.  Overpricing your home may seem like a good idea at the time, but you have to remember who your potential buyers are.  If your home is overpriced, buyers in that price range will come to see your home and see that it doesn’t match up with the other homes marketed at that price, and those who could afford your home if it were priced properly won’t look at your home because it is out of budget. 

5.Don’t ignore your agent’s advice.  Agents do this for a living so they know best.  An agent will look at other homes similar to yours and give you a price based off of a market analysis.  They will also give you tips and advice on how to make your home sell faster, such as decluttering.
